Is MedwayBuilders.com a builder?+

No. It's a free service that passes your enquiry to independent local builders who cover your area. The builders pay us for introductions; you pay us nothing. Any quote, contract and payment is between you and the builder you choose.

Which areas are covered?+

All of Medway: Gillingham, Chatham, Rochester, Strood and Rainham, and the villages around them, plus Maidstone, Sittingbourne, Gravesend, Dartford, Ashford and Canterbury. In the Medway towns, Medway Council handles planning and STG Building Control, based in Rochester, handles building control.

Do I need planning permission for an extension?+

Often not. Many single-storey rear extensions fall under permitted development, within size limits that depend on your house type. Larger ones, anything on a listed building or in a conservation area, and most two-storey work need an application. A good builder checks your address before quoting and tells you which applies.

What about building regulations?+

Every extension and loft needs them, whether or not it needs planning. Building control inspect at set stages: foundations before the concrete, damp-proof course, drains before they're covered, and completion. Your builder should book each inspection, and you get the completion certificate at the end.

Will I need to talk to my neighbours?+

If the work means digging within three metres of their building, or working on a shared wall, the Party Wall Act applies and they need formal notice. Ask your builder what's needed; a party wall surveyor can prepare the notices.

How long does an extension take?+

A single-storey rear extension typically runs ten to sixteen weeks on site, depending on size and finish. Lofts six to ten. Ask for a programme with the quote.

How should payments work?+

Agree a written price, paid in stages as the work reaches them: foundations, walls, roof, finish. Be wary of large payments up front beyond a deposit for materials, and keep the final payment until you've walked round the finished job with the builder.
